REALTOR CO-OP SALES POLICY

Kept Classic Homes

Kept Classic Homes encourages all area Realtors to participate in our sales activities.  Please read and understand this policy so that you will have a positive experience in dealing with all Kept Classic Homes Sales Consultants.

Our preference is that the Realtor accompanies his/her client on the first visit to the community and initiates a handoff to the Kept Classic Homes sales team.  At that point, we will begin to do the selling for you, take great care of your client throughout the process, and keep you informed along the way.  The remarkable experience our single-story living, close-knit community atmosphere, quality of construction, and affordable prices provide will ensure satisfied clients and future referrals for you.

If you are unable to accompany your clients on that first visit, we ask that you register them in advance with our sales team and schedule the appointment on their behalf.  We want to make the experience as simple and painless as possible.  Please understand that, after we have executed a New Home Contract with a client, we cannot agree to a commission payment with any Realtor who was not present in the introduction of the sales process.  A broker will be regarded as the “procuring cause” of a sale, so as to be entitled to commission, if his efforts are the foundation on which the negotiations resulting in a sale are begun.

Our policy is to calculate Realtor commission payments at a 3% rate, and the payment will be based on the sales price of the house designated on the New Home Contract.  That commission will be paid by the title company at the time your client closes on the house.  Commissions are not paid on upgrades made by Buyer in the design process.

We look forward to working with all Realtors on a cooperative basis.
