Spec vs. Custom Homes

If you’re searching for a newly built home, you may have come across the terms “Spec Home” and “Custom Home.” To choose what kind of new build you want, it’s important to understand the differences between these, as well as their general descriptions. About Spec Homes 

Spec Homes are built by a home builder or contractor before there is a buyer. These homes have all design selections and materials chosen according to the builder's specifications. Regarding design, they are often neutral and don’t have too many customizations so that they can appeal to a wider variety of people. They will have the type of amenities and features that buyers in the area would expect. 

About Custom Homes 

Custom Homes are homes that are built according to a buyer’s unique specifications and needs. The home buyer has control over major aspects of the finished product by helping with design, finishes, materials, and more. They can often choose their own floor plans, land, and can set their own budget.  

The Cost 

Custom homes tend to be more expensive because of all the small details, and the opportunity to upgrade all selections. It’s easy to keep the cost down if you shop wisely, but it’s also easy for things to get much more expensive when you start choosing highly priced materials. Even things as simple as a paint color can greatly increase the overall cost.  

Spec homes can be more cost effective because all materials have been selected by the builder to stay within a specific budget. You are able to know the exact cost before purchasing the home because everything has been planned and thought out. However, Spec Homes can end up being more expensive over time if you decide to remodel or do renovations.  

The Timeline 

Custom Homes take longer to finish because you begin the building process from the very beginning, whereas you would normally find a Spec Home during or at the start of the construction process. Spec Homes will take a shorter amount of time depending on what point in the process you buy the house. This timeline could be anywhere from two to eight months, and Custom Homes could take eight months to over a year.  

How to Choose 

To choose between a Custom Home and a Spec Home, start with thinking about your timeline and budget. These will be the most important factors in choosing what kind of new build you want to buy. If you want to move into your new home as soon as possible, a Spec Home will probably be your best option. Also, if you want your initial budget to be smaller, a Spec Home could be a better option. If you have some time and money to spare, and want to have a large role in the design of your home, then a Custom Home could be a better choice.
